The destruction left many homeowners asking- what do we do? Well, there is an option that is sometimes left unexplored and that is FHA 203k loans.

If you are a homeowner looking to rebuild a damaged home, or maybe you’d like to have the opportunity to purchase a damaged home and renovate, a FHA 203k loan might be a great option that you may not have known was available. Let’s go over the details and see if it’s suitable for you.

What Is A FHA 203k Loan?

The FHA 203k loan is a government-backed mortgage loan that gives homeowners and future homeowners the ability to both fund the purchase of a home while also funding the renovations with just one single loan. This loan can provide some relief as the home purchase and repair will be tied into one monthly payment.

There Are Two Types Of FHA Loans:

  • Standard FHA Loan: 
    • This is for major repairs such as structural changes or a complete rebuild.
    • This covers large scale projects.
    • Requires an HUD consultant to oversee the project.
  • Limited FHA Loan:
    • For smaller projects, this loan type has a $35,000 cap. 
    • Great for cosmetic work, roof replacements, or fixing minor water damage.
    • No HUD consultant required.

There is a big misconception about FHA loans out there, which is why this information is not heavily known. The misunderstanding is that FHA loans are only for first time homebuyers - that’s not true! FHA loans, including FHA 203k loans, can also be used to refinance your current home. This type of loan may give homeowners the relief they need to be able to make the renovations needed to their home, or give first time homebuyers a shot at home ownership.

  • Low Down Payment: Most people understand that FHA loans come with a low down payment - as low as 3.5%! This makes the loan more attractive to buyers who may not have the funds for a large down payment. This loan also can cater to lower credit scores, making it widely accessible.
  • One Loan, One Payment: Combining what would have been two loans (the purchase and the renovation) makes that single monthly payment possibly more manageable.
  • Improved Market Value: Using these funds to renovate a home might make the home more valuable on the market than it was previously. Especially if you are able to use the funds to include add more resiliency such as impact windows, reinforced roofs, or a raise in the foundation.

Financial Breakdown Example

Here’s how it works - Imagine finding a home listed at $180,000 with $50,000 worth of hurricane damage. With an FHA 203k loan, you could borrow $230,000 (purchase price + renovation costs) with just a 3.5% down payment of $8,050. The lender would hold the $50,000 for repairs in escrow, releasing funds to your contractor periodically as the work is completed. Once finished, you’d have a restored home and only a single monthly payment for the full amount.

  2. A Lender Who Provides FHA 203k Loans: Not all lenders provide the same loans that are out there. It is important that you have a real estate agent who is able to generate a list of lenders you can reach out to that do provide this type of FHA loan.
  3. Licenced Contractors: The repairs will need to be made by licenced contractors that the lender you choose approves of.
